The Best Resin Flooring for Warehouses and Distribution Centres
Which resin system suits warehouse and distribution floors, how to phase installation around live operations, and what to do with worn slabs and failing joints.
Warehouse floors fail in predictable places: pick faces, turning circles, loading bay thresholds and joint arrises. Specifying for those points, rather than for the open floor, is what makes a warehouse floor last.
The usual answer: epoxy high build
For the large majority of warehouse and distribution floors, a two-or-three-coat epoxy high build system at 0.5–1 mm is the right specification. It stops the slab dusting, seals against spilled oils and fluids, sweeps and scrubs clean, takes counterbalance and VNA truck traffic, and can be repaired in isolated bays later without redoing the building. On a per-square-metre basis nothing else comes close for value at this scale.
When to go thicker
- Heavily worn or previously repaired slabs, where 2–4 mm epoxy self-levelling gives a new wearing surface
- Bottling, chilled and wet areas of a distribution building, where PU HF screed is needed
- Battery charging bays, which need chemical-resistant, bunded detailing
- Cold stores, where MMA or PU cementitious systems are the only sensible options
Joints and repairs first
Nothing degrades a warehouse floor faster than unrepaired joints. Spalled arrises get worse under every wheel pass, and a coating applied over them fails along the same line. Joint arrises should be cut out and reinstated in resin mortar with the correct profile, cracks stitched or filled according to whether they are live, and broken areas at loading doors rebuilt before any coating goes down.
Line marking that survives
Resin line marking outlasts tape and paint by years under MHE traffic. Set out with the operation rather than over it: racking lines, pedestrian walkways, crossing points, hatched exclusion zones, fire points and bay numbering. Getting the layout agreed before installation avoids the far more expensive job of removing resin markings later.
Phasing around live operations
Almost no distribution centre can close. We phase warehouse works by racking block or aisle: clear, prepare with vacuum-extracted grinding, repair, coat, return to service, move on. Night shifts, weekends and planned shutdowns are normal. Where the window is too short even for epoxy overnight, MMA gets the aisle back under wheels within hours.
Ask for the return-to-service figures
A warehouse quotation should state, per coat, when foot traffic is allowed, when MHE traffic is allowed and when full chemical cure is reached. Without those numbers a shift plan is guesswork.
